Team:

• Real Estate & Workplace Services (WPS) at ServiceNow is responsible for creating and managing a network of physical workplaces around the globe. 
• We Plan, Acquire, Design, Build, and Operate our workspaces in the best way possible.
• We are a lean, high performance team that values a pro-active approach in anything we do.
• We are working cross functionally with our partners Human Resources and IT operations, which is critically important to our success.   
• We are a key contributor to the overall Employee Experience at ServiceNow.

What you get to do in this role:

• Real Estate Portfolio Analysis, Scenario Planning, and Opportunity Hunting
• Financial Modeling related to lease deals
• Prepare business case decks for executive alignment and deal approval
• Analyze and summarize complex portfolio data and metrics to drive business recommendations
• Assist with process development and improvement related to the transaction and planning process
• Utilization studies, data analysis, and executive presentations and reporting
• Communicate, influence, and collaborate with internal and external stakeholders, including outsourced lease administration partner
• Maintain physical office location table of record, lease admin and portfolio management tool
• Ad-hoc reporting and analyses

To be successful in this role, we need someone who is:

• 1-3 years experience
• Intellectually curious and interested in understanding beyond the “what” as to the “why” when conducting analyses
• An outstanding problem solver, analytical, organized, and has high attention to detail
• An excellent written and verbal communicator and a great team player
• Able to work with limited guidance on monthly, quarterly, and ad hoc deliverables
• Excited about working in a fast-paced environment with fluidity
• Advanced in Excel and PowerPoint
• Direct corporate real estate experience is a plus – experience with LeaseCalcs or similar lease admin database, understanding of key office lease terms and critical dates, and how this impacts the company financials
• Bachelors degree required (ideally possessing a major in Real Estate, Accounting, Finance or Economics)
